Position Survey Construction Position Description Result Top Construction Exec. (1) Where acting as own general, incumbent plans and supervises the construction of income producing properties for company inventory, build-to-suits and modernizations fro bid award through to completion. Monitors and controls time and cost construction schedules to ensure adherence to plan. Reviews all construction plans and specifications, administers construction contracts, serves as primary coordinator between company, contractor and public officials during construction phase. (2) Where not acting as own general, incumbent is responsible for the functions of planning, coordinating and administering the construction of new or expanded buildings and major renovations or modernization. Specifically responsible for the identification of a prime consultant, who will assume full responsibility for assigned program or project work. Will direct the prime consultant as to the company's objectives, requirements, budgets, schedules, etc., and will follow-up and take action to overcome problems. Selects through a tender process, contractors and suppliers; and formalizes contracts with supporting warranties, guarantees, etc. Collecting Top Residential Const. Exec (Low-Rise/Detached) Responsible for developing and monitoring operating plans for low-rise residential developments, including budgets, schedules, bid specifications and award of contracts. Negotiates subcontracts, change orders and approves billings. Performs liaison duties with external organizations such as regulating agencies, utility companies and subcontractors. Responsible for the evaluation, selection and coordination of consultants and vendors necessary to the construction operation. Collecting Top Residential Const. Exec (High-Rise) Responsible for developing and monitoring operating plans for high-rise multi-family apartments and condominium residential developments, including budgets, schedules, bid specifications and award of contracts. Negotiates subcontracts, change orders and approves billings. Performs liaison duties with external organizations such as regulating agencies, utility companies and subcontractors. Responsible for the evaluation, selection and coordination of consultants and vendors necessary to the construction operation. Collecting General Superintendent Normally in charge of two or more projects and is responsible for supervising the project superintendents in the scheduling of subcontractors and on-site construction. Will conduct inspections of the the work during construction to assure compliance with plans and specifications as well as quality standards, oversee progress and resolve major problems. Collecting Project Superintendent Construction project superintendent is directly responsible for supervising on-site construction at a single project or job. Resolves day-to-day problems on jobsite, inspecting all work during construction to ensure compliance with plans and specification. Resolves construction problems and may negotiate subcontracts and approve contractor invoices. $73K Top Purchasing/Contracts Exec. Responsible for estimating all the cost of building the company's products, letting bids to subcontractors and negotiating final bids with subcontractors for land development and the construction of company product. Collecting Senior Cost Engineer Monitors and analyzes project cost estimates, expenditures, and forecasts. Requires technical knowledge of the construction work involved, and the ability to use cost-estimating methods. Requires a bachelor's degree in area of specialty and at least 10 years of experience in the field or in a related area. Familiar with a variety of the field's concepts, practices, and procedures. Relies on extensive experience and judgment to plan and accomplish goals. Performs a variety of tasks. Leads and directs the work of others. A wide degree of creativity and latitude is expected. Typically reports to a manager or head of unit/department. $107K Project Manager Responsible for the overall management and co-ordination of a project and all participants, including design team members, professional consultants, building officials and contractors. May be responsible for site reviews, obtaining permits and licenses, budget preparation and cost control.
